Succession Planning and Estate Administration can be an overwhelming process to undertake.  Whether it is planning to divest oneself of assets, or to transfer a business to the next generation or planning for administration of your estate during times of disability or after death, it is important to have a plan.  We will be covering options for planning including, Will planning, Trust planning, joint ownership and beneficiary planning.  We will also look at what Probate is how the Probate process works, how and when to avoid Probate and what estate administration looks like outside of Probate.  We will also spend a little time looking at how to protect assets from the cost of long term care (nursing home care).  A lot of information will be provide in a short time, so be ready to take notes and ask a few questions.  If you want more specific information about how the information affects you personally, you will have opportunity to book a time to go over the specifics of your situation.

Bewitched | September Monthly Meeting

Now for something completely different: Dayton attorney Joseph Lucas found a source of real estate purchases in a category most investors overlook. Most every city has them–vacantforeclosed homes that remain empty for years. These “zombie” foreclosures remain in legal limbo–the foreclosures incomplete because lenders don’t want to take the homes over. Foreclosed owners often don’t realize they are still owners of record.  Joe went looking for them and offered to buy their abandoned properties. What Joe does after that makes a fascinating story of how to put the law to work to get vacant houses back in service. Lenders, it turns out, are often willing to release their liens when pushed to either “put up or shut up.” Learn more when Joe Lucas joins us Tuesday, September 4 at 6:30 p.m. and earn 1 hour credit (negotiation) toward your Ohio Professional Housing Provider (OPHP) designation!

Joe Lucas

Although Joe Lucas has been buying zombie properties for years, he hasn’t bought a house off the MLS since 2005! With more buyers than houses right now, most of us are having a REALLY hard time finding houses. You need to hear how to find these hidden gems, if you’re trying to grow your portfolio.
